The teachers are 100 Superhosts, each invited for one lesson they earned firsthand and still use every week. The welcome that turns first stays into regulars. The pricing rule that fills quiet Tuesdays. The check-in that never fails at 1am.

Every lesson gets applied to a real property with real bookings on the calendar. Then the result publishes, whichever way it went: adopted into how the house runs, adapted until it works, or rejected with the evidence attached.

Brian Chesky runs an exercise inside Airbnb: imagine the stay nobody could ship, then walk back to the version you can. Inside a marketplace it stays a thought experiment. A marketplace can only recommend.

Markoni operates the stay. We change the room, the message, the price, then measure what guests did next. So we run it in public, on real bookings. If we run it, we sign for it.

01Price it at 10% of the nightly rate per hour, to a maximum of half a night. Below that it reads as a favour and guests stop valuing it.
02Only offer it when the next arrival is after 4pm and the turnover is under three hours. Check the calendar before you answer, never after.
03Offer it unprompted the evening before departure. Asked-for late checkout is a negotiation; offered late checkout is hospitality.
04Tell housekeeping the same hour you confirm it. A sold late checkout that surprises your cleaner costs more than it earns.

ABOUT THE EXPERIMENT

The rating stops at five. Guests don't.

Everyone who has stayed somewhere great knows the difference between a five-star stay and a stay they still talk about years later. The rating system can't see that difference. The 10-Star Experiment is an attempt to find out what creates it, methodically, in public.

The method is borrowed from apprenticeship, not punditry. Aakarshan, Markoni's founder, has hosted thousands of guests and runs real properties. For Season One, Road to Superhost, he is the student. One hundred Superhosts teach one lesson each: a real incident, the rule it created, and the conditions where that rule breaks.

Every rule that can be tested gets tested, on a real house with real bookings. Verdicts are published only after the test: adopt, adapt or reject. When we can't tell whether something worked, the record says so.
